Information on the Website should not be treated as a substitute for independent verification of material property information.

Availability, price, status, dimensions, taxes, school information, features, photographs, and other listing information should be independently verified as appropriate.

4. No Guarantee of Availability

A property displayed on the Website may no longer be available, may be under contract, may have changed price or status, or may otherwise have changed since the information was received.

Saving or favoriting a property does not reserve, hold, or guarantee the availability of that property.

5. Saved Searches and Favorites

Registered users may be able to save properties and search criteria.

Saved searches and Favorites are convenience features and do not guarantee that a property will remain available, every matching property will appear, every update will be delivered immediately, MLS or third-party data will always be available, or a saved property’s information will remain displayable.

Properties may be removed from Favorites or become unavailable for display when required by MLS rules, listing status, law, or other applicable restrictions.

6. Email Communications

By providing an email address and requesting information or creating an account, you authorize us to send communications reasonably related to your request, account, saved searches, property interests, tours, and services.

Where required by law, marketing email will include an opportunity to unsubscribe.

You may unsubscribe from marketing email at any time using the unsubscribe mechanism provided in an email.

7. Text Message Terms

Text-message marketing is optional.

If you separately provide the required consent to receive text messages, you authorize MichaelDerikrava.com and Michael Derikrava to send text messages to the mobile number you provide concerning real estate inquiries, property information, saved searches, listing updates, tour requests, and related real estate services, as described at the point where you provide consent.
